Which exit do you life off of and what do you like dislike about that area?

Buffy and I are looking for a house up 400 so I'm just gathering info.

Tut and Lisa just bought a place out there... I say make sure you get access to both 575 and 400 if you go that way... two ways out helps

Me. I live off of exit 13 which is 141. I live in three Chimenys Farm. It's a great area and low property taxes unlike fulton or Gwinnett. We moved from Hamilton Mill area and love it over here. Where are you looking?

Traffic is no different than 85. once the widening of 400 is done it should be better. only difference is that you won't have to fight 85 then 285 to get to work. just 400. This is the same reason I moved over here. If you are an early bird and you are on the road by 7:00 there is hardly a slow down. but wait until 7:10 and you are hosed. Worst case is an hour drive from exit 13 to the perim.

used to live off of exit 6 (North Ridge)... traffic IS a mofo... but area is clean and generally very tidy... BUT.. I did a search of how many registered criminals live in the area... and there are like... 20 within VERY short radius (less than 1/2 a mile radius)... yeah... I'd live a little more north if possible (maybe exit 8? Mansell?)...

but overall the area is good (but MAD expensive at exit 6)

We are actually looking around exit 17. ALOT more for the money just a few exit further up.Yep! you better hurry. there are a lot of people exit 13 and below looking at exit 17. A growing area and pretty as well.

Yeah. It's amazing what you can get for the same money. We were looking inside Windermere and found the same house at exit 17 for $40,000 cheaper with a bigger lot and way more included upgrades. Because of the lower price we can mack it out the way we want and still be under our price cap.

Kris & I live off Holcomb Bridge Exit #7 on the east side about 1 mile east of downtown Roswell of off Lake Charles Road. Low density housing with most houses on ¾ acre to 1 ½ acres with mature landscaping [lots of upkeep and leave season is right around the corner]. Grade school and high school are close and we really like our area. Right down the road we have a couple of “locked neighborhoods” in the really big buck’s price range if that is what you require. From here we can be on route 92 or Hwy #9 in ten minutes with 400 being about fifteen minutes away. 400 just blows when it’s raining, rubberneckers on accidents and Halloween day starting at 10:30AM.

not that i can help with housing information but there is a great elementary off 400 on the west side at exit 10, my gf's son is in hembree springs elementary, he loves it and they have worked with her on several things in the past. just to note, a couple miles north of exit 11 you will see lower taxes because of the other county (which one? don't know), my friend melody lives on one side of a road, and i live on the other, i'm in fulton, she's not. 400 is normally horrible between 4 and 6 during the week anyways, it's always been bad for me in that range, the moment you get past 6:30ish everything lightens up. plus there are lots of roads that run pretty much parallel to 400 through alpharetta, i use those to get around traffic jams sometimes. the reason I prefer alpharetta to cumming is i like the things for entertainment in alpharetta/roswell compared to farther north. Wild Wing Cafe off exit 11 is a crazy packed bar almost every night of the week including local bands on one day a week and an awesome karaoke every thursday. When i lived in cumming a few years back we almost never went out because there was really nothing to do. Things might have changed though like i said it's been a few years.

My mother lives between exit 5 and 6. I grew up there. I don't like it because there's nothing to do. If you don't like downtown city living, you'll like it. I like downtown city living so naturally I don't care for the 'burbs :)

John and I are off Exit 10. I work at Northridge and 400 essentially, and it takes me close to an hour to get to work when school is in.

We also live off of exit 7b. 92 and Mabry Rd., 30075 zip if that means anything. It is a nice area if you can handle the Honda Odysseys and listening to screaming children everytime you go out to dinner. If you're interested the house next door to us is for sale. It is really neat inside, it has multiple levels and a massive basement. Additionally, if you're interested I'm sure we'd sell you our house for the right price. :) Can you tell i'm really attached to it?

Schools don't matter to me, kids are the devil.

I'm fine with the burbs, ITP is the devil.

Once we decide on a neighborhood we will be building a house not buying one already built or a resale.

in hs i lived off of haynes br (exit 9) and it was ok... nothing really special. my ex lives off of 13 and it's nice where he lives but everything is so far away from everything. you live 10 mins from a grocery store which is another 10 min from something else you may want to go to. the problem i see with the general cumming area is that there are quite a few kids that are into some pretty hardcore drugs. i know a couple that have moved back that finally got off of meth. a couple friends that live off exit 17 have lots of land, so that's always sweet as hell, but yet again, expect a drive if you wanna do anything. AND it's far from the city if you're into going out in the city. but it is beautiful around there.... the lake is relatively close, so there's camping places, marinas, and don't they have a waterpark?

we have a house (for sale) off of holcomb bridge where we lived for about 15 years. When we moved there the mall did not even exist.

We were east of 400 off Nesbit Ferry rd. We really liked the area other than the traffic. The good news was that we did have fairly good access to either 85 or 400 and a back way to the perimeter mall area which gave us lots of options. Commute is hell. Had to be on the road before 7 AM to have a chance. The more before 7 or after 9 you were, the faster you moved. You slowed exponentially as you approached 7-7:30 AM. And the bad news for those further up is that Holcomb Bridge is where it began to break loose some. The real jam was north of Hanes Bridge.

Now that we are ITP I realize just how bad the commute was and how much of my life is now freed up not commuting on 400.

I have played Windemere a bunch of times, nice course and nice neighborhood, just too far out for me until I retire.

I lived off exit 10 for a couple years, not a bad area, but nothing to do around there. You really have to drive into town for the 'happenins ;-P

There is a Centex subdivision off exit 17 that has 2 + acre lots and you build to suit. A really nice division. If you want more info let me know, my in-laws have a house there.

I'm 6 miles in of exit 14. It's an hour to work for me each way and that's no traffic. If there is rain, it would take me at least 2 hours to get to work in the morning :(.
